The most common mistake I see isn't hiring the wrong buyers agent. It's buying the wrong amount of buyers agent — paying for a full search when you'd already found the house, or going it alone on negotiation when the search was never the hard part.

Start With How Perth Actually Sells

Before comparing services, one fact reshapes the whole decision: Perth is a private treaty market.

Auctions account for fewer than 15% of sales in Perth, and in a typical week the number of homes going under the hammer across the entire city can be counted on two hands. Compare that to Sydney and Melbourne, where auction is the default method in whole swathes of the inner suburbs and the Saturday clearance rate is a genuine market signal.

Which means something a lot of buyers agent websites won't tell you plainly: for most Perth buyers, auction bidding is the service you don't need.

It is a real service, it matters enormously in the minority of cases where it applies, and I'll come to who genuinely needs it. But if you have read an article written for a Sydney audience and concluded auction representation is the standard entry point to using a buyers agent, that advice doesn't transfer across the Nullarbor.

What Perth buyers do face is different: homes selling extremely quickly, listings well below the five-year average, and a private treaty process where the negotiation happens behind a closed door rather than in front of a crowd. That shapes which service earns its fee here.

The Auction Question in Perth

Since auction bidding is the service most often oversold here, it deserves a straight answer.

When auction representation genuinely earns its fee

Auctions in Perth cluster around particular situations: deceased estates, mortgagee and receiver sales, some prestige property, and vendors specifically advised that competitive tension will beat a private negotiation. If your target property is one of those, the service is worth having — a public bidding environment punishes emotional buyers ruthlessly, and having someone else hold the limit you set on a calm Tuesday is worth real money on the Saturday.

When it's being sold to you unnecessarily

If a buyers agent is pitching auction bidding as your default entry point into working with them, ask how many Perth auctions they attended last month. Given how few are held across the whole city in a typical week, the honest answer is usually a small number. There is nothing wrong with the service. There is something wrong with positioning it as the standard path in a market where it applies to fewer than one sale in seven.

The thing most Perth buyers actually need

The equivalent skill in a private treaty market isn't bidding — it's knowing what a property is worth, reading the selling agent, and structuring an offer whose conditions and timing make it attractive without paying more. That happens in a phone call and an offer form, not in front of a crowd. It's less theatrical and considerably more consequential.

In Sydney, the drama is on the front lawn on a Saturday morning. In Perth, it's a phone call on a Wednesday afternoon that nobody watches. Same money at stake — just no audience.

Three Mistakes I See Repeatedly

Paying for a search you'd already done

People engage full-service having already identified the property they want, because it's the headline service on the website. If the search is finished, you are paying for the part you no longer need. Say so, and ask what the negotiation-only engagement looks like.

Choosing negotiation-only when the brief is the problem

The reverse error, and more expensive. If you've picked a property in a suburb that doesn't suit your strategy, the best negotiation in Perth still leaves you with the wrong asset at a slightly better price. Negotiation-only assumes the choice is sound. Where that assumption is shaky, the cheaper service is the costlier one.

Deciding on fee alone

The gap between the three service levels is usually smaller than the gap between a good and bad outcome on a single Perth purchase. Choose on fit, then check the fee is fair for that scope — not the other way around.

Negotiation-only starts once you have already found the property: appraisal of value, negotiation strategy, dealing with the selling agent, and structuring the offer and conditions. The deciding question is simply whether you've found the property yet.

Do I need auction bidding representation in Perth?

For most Perth buyers, no. Auctions account for fewer than 15% of sales in Perth and the city holds relatively few each week, with private treaty remaining the dominant method. Auction representation is genuinely valuable when your target property is one of the minority going under the hammer — often deceased estates, mortgagee sales or some prestige property — but it is not the standard path here the way it is in Sydney or Melbourne.

Is negotiation-only cheaper than full-service?

Generally yes, because the scope is narrower — you are paying for the appraisal and negotiation rather than the search. What matters more than the headline figure is the written inclusion list, the engagement term, and what happens if no purchase results.

Can I start with negotiation-only and upgrade later?

Many agencies allow it, but it should be agreed and documented before you engage rather than negotiated mid-process. Ask specifically what happens if the property you brought falls through — whether the engagement converts, whether fees already paid are credited, and whether the term restarts. Getting that in writing at the start avoids an awkward conversation at the worst possible moment.

Which service is best for first home buyers in Perth?

It depends on whether the search or the negotiation is the harder part for you. A first home buyer who knows their suburb and has found a property may only need negotiation support. One who is still choosing between areas, unfamiliar with due diligence, and losing properties in a fast market usually gets more value from full-service. Do buyers agents charge differently for investors and owner-occupiers?

Some do, because investment briefs often involve additional work — portfolio strategy, yield and cashflow modelling, and holding cost analysis including land tax across existing holdings. Others price purely on service level. Ask directly whether your brief changes the fee, and what additional work that fee covers.
